Q1. If I buy a lot now is there a time-framed building commitment?
A1. Yes. Construction of your home should begin within 12 months of closing the purchase of your lot. There is also option to build your home now and rent it until such time as you are ready to occupy. Lots in Stage Two will have a building commitment of between one and two years.

Q2. Who is the builder?
A2. The exclusive builder for all homes in Arbor Crest will be Seidler Construction Ltd. The Seidler family has been in the construction business in Oliver for over 40 years and has built over 150 homes and many commercial projects. 

Q3. Is there a New Home Warranty program?
A3. Yes. David Seidler, Seidler Construction Ltd. is a Licensed Residential Builder under the Homeowner Protection Act and all homes are covered by a 2 / 5 / 10 year new home warranty with St. Paul Guarantee Insurance Co. 

Q4. Is landscaping included in the cost of the home?
A4. Yes. A complete landscape package for the entire yard is included with the cost of your home. All landscaping for individually owned lots and for the Arbor Crest common areas will be contracted to Cedarscape Ltd. a design build firm with nearly 20 years landscape experience and the winner of over 20 provincial Georgie and Okanagan Tommie awards.  

Q5. What controls are in place to ensure the quality and character of all homes built in the Arbor Crest sub-division?
A5. A Statutory Building Scheme will be registered on Title and Design Guidelines with architectural controls and regulations to the benefit and responsibility of all Arbor Crest homeowners are part of the sales documents. Copies for all interested homeowners are available from COLDWELL BANKER Desert Aire Realty.

Q6. Is Arbor Crest a gated community?
A6. Yes. Arbor Crest is designed as a 44 lot gated strata community. The entrance will have a control gate for vehicular traffic and the subdivision will have perimeter enclosure with two pedestrian walkways.  

Q7. Is Arbor Crest a strata development with strata fees?
A7. Yes. Arbor Crest is a strata development of 44 lots with a common landscaped central area. Strata fees will cover insurance, property management fees and operation / maintenance of roadways, street lighting, common area landscape and entrance gates. The estimated monthly strata fee is $53.00.  The estimated first year operating budget and strata fee calculation are available in the Disclosure Statement.

Q8. What are the anticipated approximate annual taxes?
A8. Taxes will of course be variable to the lot chosen and the cost of the home constructed on that lot, but for estimation purposes the annual 2004 taxes in Oliver were approximately $10.50 per $1000 of assessed value. Town of Oliver taxes include charges for garbage collection, water and sewer services. 

Q9. Is Arbor Crest an adult retirement community?
A9. Yes. Arbor Crest is an age - restricted adult community in which residents must be at least 45 years of age.

Q10Do I pay GST when I purchase my home?
A10.  Yes.  All homes are subject to 7% GST, however, with the assistance of the builder you can apply for a GST rebate at time of possession.  

Q11.  Do I pay British Columbia Property Transfer Tax?
A11   Yes.  You are responsible for property transfer tax on the lot at the time of purchase.
